The site lies to the south east of Knottingley, with access onto Womersley
Road. Knottingley sits on the crossroads between the M62 and the A1
and benefits from the improved A1 upgrade works. The town is also well
served by rail networks.
The site itself is approximately 15 acres (gross) in
extent, forming part of a larger allocation of approximately 19 acres.
The site is roughly flat in nature with a slight bowl towards the north. It
is bounded on the east by properties fronting Womersley Road with
access between number 82 and 88 Womersley Road.
At the south lies the Plasmor blockwork facility. To the south west
lie Plasmor autoclave furnaces for the manufacture of paving blocks.
The western boundary is formed by an old agricultural path known as Middle Lane,
which separates the site from agricultural land and a school playing field. The northern
boundary is formed by residential development on Quarry Avenue. In
addition, towards the south east corner of the site there is a pond within
which there are known to be Great Crested Newts which use the site as
part of their foraging grounds.
An outline planning approval has been granted for 165 units.
