
Cottingham is an affluent suburb of Hull.
The site is located with an area of large executive properties, with access to the town centre and all the facilities on the doorstep.
A planning application for the development of 50 retirement apartments was refused at appeal. However, it should be noted that the inspector stated that the access as proposed was suitable and development within the conservation area would be acceptable.
The main reason for the refusal was the mass of the development but this could quite easily be reduced.
An alternative form of development would most likely be acceptable subject to planning.
